Residential Painting in Newcastle
Residential painting is painting a home, from a single room to the interior and exterior together.
We work on owner-occupied homes, rentals and renovation projects across Newcastle and Lake Macquarie. The rooms, surfaces, preparation and finish are listed in a written quote after the site visit.
Got more than one job in mind?
Plenty of Newcastle homes need a couple of things done at once, like interior and exterior, or a roof and gutters together. We quote it as one job, so you get one clear written price from your local painter in Newcastle.
What painting work do you do in homes?
Inside, the work can cover walls, ceilings, doors, frames, skirting boards and feature walls. Outside, it can include weatherboards, brick, render, eaves and trim. Roofs, fences and decks can be discussed at the same visit when they are part of the job you have in mind.
You choose which surfaces are included. A room refresh, rental repaint and whole-home renovation all have different scopes. The quote lists the work by surface so you can compare the price against the job you want done, with preparation and finish included in that scope.

Can you paint a house while we live there?
Yes. We plan occupied homes around the rooms you use and the access needed for each stage. Furniture and floors are protected while surfaces are prepared and painted. Let us know which spaces need to stay available, particularly bedrooms, bathrooms and the main entrance.
Outside work needs clear access around the walls. Move loose items and pot plants away from the working areas before the start. At the quote we discuss the sequence and any access limits, so you know what needs to be moved and what work will happen first.
Do you repaint rental properties between tenants?
Rental repaints can be quoted around the agreed access and the surfaces needing attention. Rea Brett’s review describes a Hughesys repaint on one of her Newcastle rental properties. Walls, doors and trim can be checked together so the quote reflects the actual condition after the tenancy.
Tell us about the handover date and when the property will be clear. Empty rooms make access simpler, while repairs and drying stages still need to be allowed for. We agree the scope and timing before starting so you can organise the other work around the paint job.
How are older Newcastle homes prepared?
The existing coating, repairs and material underneath are checked before new paint goes on. An older weatherboard cottage needs different preparation from a rendered two-storey home. Bare timber, cracks and loose paint are dealt with as part of the preparation identified in the quote.
Our gallery includes a Newcastle weatherboard cottage, while Eric Kiem’s review describes exterior work on his Edgeworth home with render, panels and timber battens. Those jobs show why access and wall material are checked at the visit. Older coatings also need assessment before sanding or removal is planned.

Can you help choose colours and finishes?
Yes. We can discuss the room’s light, existing flooring and adjoining surfaces when you are choosing a colour. Living rooms, bathrooms, trim and external walls have different demands. Agreeing the finish before painting helps the doors, walls and ceilings work together across the home.
Our completed jobs show neutral open-plan rooms, white joinery and a darker green room. Bring the colours you are considering or point to a finish you like in the gallery. The final colour and product system form part of the agreed job before the coating stage begins.
Who does the job and what affects the quote?
You can check my licence with NSW Fair Trading and read SafeWork NSW’s guidance on older lead coatings at the manufacturer or regulator’s website. For the work available, see our Newcastle painting services.
I am Jye Hughes, the owner of Hughesys Painting, based in Edgeworth. I hold NSW painter-decorator licence 476719C. I inspect the home and give a written quote for the surfaces we agree to paint, including the preparation those surfaces need.
Area, height, repairs, access and the choice of surfaces all affect the price. Send your suburb and photos with the enquiry and tell us whether you are painting for your own use, a rental or a renovation. The quote is based on the home we inspect and the work you choose.
What Customers Say on Google
"Absolutely outstanding job by Hughesys Painting on one of my rental properties in Newcastle. The finish was flawless and the whole place looks amazing. Reliable, professional and takes real pride in his work. Highly recommend. I'll definitely be using him again for my other rental properties."
"Jye Hughes painted the exterior of my home (render, panels, wood battens) a month ago. It was a challenging job, with half of the house at two stories, and limited access - but he delivered without a problem. He was meticulous in cleaning and preparation and the execution was thorough, speedy, reliable and absolutely professional. The end result was outstanding and his price was very competitive. I have no hesitation in recommending him for any painting job, and will go to him first for any future work."
"Jye painted my house, and I couldn't be happier with the result. He was professional, on time, and very respectful throughout the entire process. The quality of his work was outstanding, and he made sure everything was cleaned up afterwards. Something not all tradespeople take care of. I would highly recommend Jye to anyone looking for painting or similar work."
Questions about residential painting in Newcastle
Is residential painting the same as house painting?
Yes. Residential painting means painting a home rather than a commercial or industrial property. The scope can be a room, a rental repaint or a whole house inside and outside. We list the surfaces in the quote so the term describes the job you are actually booking.
Can you include the inside and outside in one quote?
Yes. We can inspect the interior and exterior at one site visit and quote the agreed surfaces together. Doors, ceilings, eaves and trim are named in the scope where included. Tell us if the roof, fence or deck is also part of the project.
Do you paint homes in Lake Macquarie?
Yes. Hughesys Painting is based in Edgeworth and works across Newcastle and Lake Macquarie. Our gallery includes an exterior repaint with a pergola and pool area at Warners Bay. Put your suburb and the work you have in mind into the quote request.
Can you do repairs before repainting?
Suitable surface repairs can be included before painting. We inspect cracks, holes, damaged coatings and the material underneath at the site visit. Any ongoing moisture or movement needs its cause addressed first. The quote sets out the preparation and finishing work agreed for the home.
How do I get a price for painting my home?
Send your suburb, the rooms or outside surfaces involved, and photos if you have them. We arrange a site visit to check the condition and access. You receive a written quote for the agreed scope, with preparation and finish included, before work starts.
Where is Hughesys Painting?
We're based at 23 Nott St, Edgeworth NSW 2285, and paint across Newcastle and Lake Macquarie.
