We quote every surface in writing, do the prep properly and paint houses across Newcastle and Lake Macquarie.

Got more than one job in mind?

Plenty of Newcastle homes need a couple of things done at once, like interior and exterior, or a roof and gutters together. We quote it as one job, so you get one clear written price from your local painter in Newcastle.

What Does House Painting Include?

Inside, a house repaint covers walls, ceilings, skirting boards, architraves and doors, the same work as an interior repaint carried through every room.

Outside, it covers the walls (weatherboard, brick, render or cladding), eaves, fascias, window frames, doors and trims, the same as an exterior repaint. Gutters, fences and decks can go in the same job.

You choose the scope. Some people paint the whole house at once, and others do the outside this year and the inside next. Either way, the written quote lists every surface by name, so you can see exactly what is in the job.

How Do We Paint a Whole House?

Every house job runs in the same order, so nothing gets painted before it is ready.

  • Site visit: we walk through every room and around the outside, and check the condition of each surface.
  • Written quote: every surface is listed with the prep it needs. The price you approve is the price you pay.
  • Prep: washing, sanding, filling cracks and holes, and priming bare or repaired spots.
  • Painting: two topcoats, with the cutting in done by hand along every edge.
  • Clean up: drop sheets lifted, furniture put back and the site left tidy at the end of each day.
  • Walk-through: you check the work with us before the job is signed off.

Can You Stay Home While Your House Is Painted?

Yes. Inside work is done room by room, so the rest of the house stays usable. Furniture is moved to the middle of the room and covered, floors are covered with drop sheets, and each room is put back together before the next one starts.

Outside work happens around you. We need clear access to the walls, so pot plants, outdoor furniture and anything stored against the house get moved before the start date. We tell you what needs moving when we quote.

What Do Newcastle Houses Need From a Painter?

Newcastle has every kind of house: weatherboard cottages, brick homes from the 1950s and 60s, rendered two-storey builds and new homes in estates like Fletcher and Cameron Park. Each wall type needs its own prep and its own paint.

In September 2026 we repainted an older weatherboard cottage in Newcastle. The boards were washed and sanded back before priming, then the gable, verandah posts and trims were all recoated. In Edgeworth, Eric Kiem's two-storey home of render, panels and timber battens was painted with limited access down one side.

Homes built before 1970 often have lead paint under the newer coats. Sanding it creates dust that is harmful to breathe, so it has to be handled the way SafeWork NSW sets out. We check for it at the quote and handle it as lead-safe paint removal.

Houses near the coast, from Merewether down to Belmont, get salt air on the outside walls. Salt and sun break down paint faster, so prep and product choice matter more there.

Should You Paint Your House Before Selling or Renting It Out?

A fresh coat makes a house look looked after, which is what buyers and tenants judge first. Clean walls also photograph better for the listing.

Rental owners often repaint between tenants. Rea Brett had us repaint a Newcastle rental property and plans to use us again for the other rentals.

If you are not sure which colours suit the house or the buyers in your area, we can talk through options at the site visit with a colour consultation.

Why Hire Hughesys Painting for Your House?

I'm Jye Hughes, and I do every Hughesys job myself, from the quote to the last coat, so the person who looks at your house is the person who paints it. I hold NSW painter-decorator licence 476719C, which you can check on the NSW Fair Trading licence check.

We are based in Edgeworth, so most of Newcastle and Lake Macquarie is a short drive away. You get a written quote after the site visit, and it does not change unless you add to the job.

Frequently Asked

Questions about house painting in Newcastle

How much does it cost to paint a house in Newcastle?

The price depends on the size of the house, whether it is one or two storeys, inside, outside or both, and how much prep the surfaces need. We give you an exact written price after seeing the house, so you are never working from a guess.

How much does it cost to paint a three bedroom house?

Two three bedroom houses can be very different jobs. Ceiling heights, the number of doors and trims, and the state of the walls change the price more than the bedroom count. A site visit gives you the real number in writing.

How long does it take to paint a house?

It depends on the scope and the weather for outside work. The start date and how long the job will take are set in the written quote, so you can plan around it.

How often should you repaint your house?

Repaint when the paint starts to fade, chalk, crack or peel, or when bare timber shows through. Houses near the coast and walls that face the afternoon sun usually show it first.

Do you paint the inside and outside of the house?

Yes. We paint interiors and exteriors, together or as separate jobs. The written quote lists each surface so you can choose the scope that suits your budget.

Do I need to choose colours before the quote?

No. You can choose colours later. We can talk through colour options at the site visit, and colours are confirmed before any paint is bought.
