Roof Painting Process in Newcastle

What happens at the roof inspection?
I walk the roof, or check it from safe ladder access, and look at every surface: the tiles or sheets, the ridge capping, the valleys, the flashings and any rust. Broken tiles, loose ridge caps and rust spots are noted, along with the condition of the old coating.
The written quote then lists the repairs, the cleaning, the primer and the topcoats separately, with the coating system named, so you can see exactly what the price covers.
How is the roof cleaned?
A high-pressure wash strips moss, lichen, dirt and loose old coating. Tile roofs also get a biocide treatment, which kills moss and lichen at the root so they do not grow back under the new paint. On a metal roof, the wash removes the chalky layer that weathered factory paint leaves behind.
The roof has to be fully dry before the primer goes on.
Which repairs are done before painting?
Broken tiles are replaced, and ridge caps are re-bedded where the mortar under them has cracked. On metal roofs, rust is wire-brushed or treated, and loose screws are dealt with. How are the primer and topcoats applied?
The primer suits the roof: a sealer or tile primer that soaks into a tile, or a rust-inhibiting primer that grips steel. Two topcoats follow, in UV-rated and often heat-reflective products chosen for Newcastle's sun and coastal air.
Each coating has limits for temperature, rain and drying time between coats. Coats go on only in conditions inside those limits, so a wet week moves the job rather than the finish being rushed.
How long does a roof painting job take?
