Got more than one job in mind?

Plenty of Newcastle homes need a couple of things done at once, like interior and exterior, or a roof and gutters together. We quote it as one job, so you get one clear written price from your local painter in Newcastle.

Your Walls Set the Price Before Any Painter Does

Exterior painting is priced by what the weather has already done to the house. Every year, Newcastle sun, salt, and rain work on the coatings, and the state they are in when I walk the property is the single biggest driver of the quote. A well-maintained exterior repainted on schedule is a wash, light sand, and repaint. The same house left another five years can need full scraping back to timber, rust treatment, and rebuilding of failed surfaces before a topcoat is even possible.

That is why exterior quotes vary more than interior ones, and why a sight-unseen number over the phone means nothing. I'm Jye Hughes, the owner of Hughesys Painting, licence 476719C, based in Edgeworth and painting across Newcastle and Lake Macquarie.

What Drives an Exterior Painting Quote

Surface and substrate come first. Weatherboard, fibro, render, and brick all prep differently: timber boards need scraping, sanding, filling, and priming where coats have failed; render needs crack repair and the right sealers; brick homes are mostly about the painted trim, eaves, fascias, gutters, and window frames, where the real weathering happens.

Height and access come next. A single-storey home on a flat block is the baseline; two-storey walls, steep sites, and tight side access all add setup, equipment, and time. Then exposure: homes near the coast or facing open weather need more prep and products rated for salt and UV, which is a specification decision, not an upsell.

  • Substrate: weatherboard, fibro, render, or brick trim
  • Condition: how much coating has failed and must come off
  • Height, roof pitch, and site access
  • Exposure: coastal salt, UV, and weather-facing walls
  • Rust treatment on gutters, downpipes, and metal trims
  • Lead-safe prep on pre-1970 homes

The Prep You Never See Is Most of the Job

Once the last coat is on, every exterior looks roughly the same for the first year. The difference between a repaint that lasts and one that peels early is invisible by then: it is the wash-down, the scraping, the sanding, the filling, the spot-priming, and the rust treatment that happened before any colour. That prep is most of the labour on an older exterior, and it is exactly what a suspiciously cheap quote leaves out.

Compare quotes on scope: prep listed per surface, products named, coats stated. For guidance on fair quoting and checking a painter’s licence, see NSW Fair Trading. On pre-1970 homes, old exterior coats can contain lead, and the prep must follow SafeWork NSW lead-paint guidance, containment and controlled removal rather than open dry-sanding.

How Newcastle Conditions Change the Numbers

Coastal suburbs, Merewether, Redhead, and anywhere the nor-easter reaches, punish east and south walls, so those elevations usually carry more prep than the sheltered sides of the same house. Inland through Wallsend, Edgeworth, and the Lake Macquarie side, the west sun does the damage instead, chalking and fading the afternoon-facing walls. A good exterior quote reads each elevation separately rather than averaging the house.

Product choice follows exposure. Salt-and-UV-rated exterior systems cost more per litre and are worth it on exposed homes; a sheltered brick veneer does not need the same specification. The written quote names the products per surface so you can see the reasoning.

A Written Price Before Work Starts

Every exterior job gets a written quote after I walk the property: each elevation assessed as it actually is, prep itemised, products named, coats stated, timeline included, and a fixed total. Staging is normal, the weather-beaten front this season, the rest next, and it is priced that way from the start. If opening up a surface reveals something unexpected, work pauses and you get a call before anything is added.

Frequently Asked

Questions about exterior painting cost in Newcastle

How much does exterior house painting cost in Newcastle?

It depends on the substrate, the condition of the existing coatings, the height and access, and the exposure the house gets. There is no honest flat rate. I walk the property and return a written, itemised quote within 24 hours at no cost.

Why is exterior painting dearer than interior?

Weather. Exteriors carry failed coatings, rust, and UV damage that interiors never see, plus height and access setup. Most of the extra cost is prep and equipment, not paint.

When is the best time of year to paint outside in Newcastle?

Exteriors are painted year-round with planning around rain and dew. Mild dry spells make the easiest schedule, but the products and sequencing matter more than the month. The quote includes a realistic timeline for the season.

My house was built before 1970. Does that change the price?

It can. Older exterior coats may contain lead, which means containment and controlled prep rather than open sanding. It is handled as part of the job, follows SafeWork NSW guidance, and is documented on the written quote.

Can I paint just the street-facing side?

Yes. Staged exteriors are common, the most weathered or most visible elevations first. Each stage gets its own line on the written quote so you can plan the rest.
