Apartment Painting in Newcastle
Apartment painting is a repaint of the inside of one apartment or unit: the walls, ceilings, doors and trims of the rooms you own or rent.
I paint apartments in Newcastle and Lake Macquarie for owners, landlords and tenants, with lift, parking and building rules sorted before the job starts. The rooms and surfaces are listed in a written quote.
Got more than one job in mind?
Plenty of Newcastle homes need a couple of things done at once, like interior and exterior, or a roof and gutters together. We quote it as one job, so you get one clear written price from your local painter in Newcastle.
Do I need strata approval to paint inside my apartment?
In NSW, painting the inside of your apartment is cosmetic work, and the NSW Government's strata renovation rules say cosmetic work does not need approval. The approval they mean is from the owners corporation, the group of all owners in the building, usually run by a strata committee or strata manager.
Painting outside your apartment is different. Balconies, front doors facing a shared hallway and the outside of the building are often common property, which belongs to all owners, so changes to them go through the owners corporation. Your scheme's by-laws, its written rules, can add conditions, so check them or ask the strata manager before booking.
What does an apartment repaint include?
Most apartment repaints cover the walls and ceilings in the living area, bedrooms, hallway, kitchen and bathroom, with doors, frames and skirting boards added where they are scuffed. You can paint the whole apartment or only the rooms that need it.
Older walk-up units around Newcastle often have years of nail holes, picture hooks and furniture marks. These are filled and sanded before painting so the repairs do not show through the new paint.
How do you work in an apartment building?
Apartment buildings have rules about lifts, parking, noise hours and deliveries. These are checked with you or the building manager before the job starts, and any lift booking or lift protection the building asks for is arranged in advance.
If you live in the apartment while it is painted, the work is done one or two rooms at a time so you always have a bedroom and the kitchen to use. Furniture is moved to the middle of each room and covered, and floors are protected with drop sheets.

Can you paint a rental apartment between tenants?
Yes. A vacant apartment between tenants is quick to paint because there is no furniture to move. Landlords and property managers book a repaint to get a unit ready for the next lease, and the work is timed between the vacate date and the next move-in date.
Tenants can book a repaint at the end of a lease too, when the landlord or the lease asks for the walls to be repainted. Keys can be collected from the property manager, and the written quote lists each room and surface.
What affects the cost of painting an apartment?
The number of rooms, ceiling height, the amount of patching, the colour change and whether the apartment is empty or lived in all change the price. Building access, such as stairs only or a booked lift, also affects the time on site.

Questions about apartment painting in Newcastle
Do I need permission to paint my apartment?
Painting inside your own apartment is cosmetic work under NSW strata rules and does not need owners corporation approval. Painting common property, such as the outside of the building or shared hallways, goes through the owners corporation. Check your by-laws, which can add conditions.
Can you paint my apartment while I live there?
Yes. The work is done one or two rooms at a time, with furniture moved and covered, so the rest of the apartment stays usable. Tell us which rooms you need each day and the order is planned around that.
How long does it take to paint a two-bedroom unit?
It depends on the condition of the walls, the amount of patching, the colours and whether the unit is empty. An empty unit is faster than one with furniture to move. The timeline is set out in the written quote after the site visit.
Do you paint rental units between tenants?
Yes. Vacant rental units are painted between the vacate date and the next move-in. Property managers can arrange access with keys, and the written quote lists each room and surface.
Do you paint the outside of apartment buildings?
Yes, for the owners corporation rather than individual owners, because the outside is common property. Building exteriors, stairwells and hallways are quoted as strata painting, with a written proposal for the strata committee.
